Average Time to Close a Loan Increases to 49 Days

RISMEDIA, Tuesday, December 29, 2015— The average time to close a loan increased by three days to 49 total days in November, the longest time to close since February of 2013, according to the latest Origination Insight Report released by Ellie Mae®. The average time to close FHA, Conventional and VA loans all increased to 49, 49 and 50 days, respectively. The increase could be due to lenders adjusting to the new RESPA-TILA (Know Before You Owe) regulations. Ellie Mae’s data also shows that the average FICO score on all closed loans fell to 721, marking the sixth consecutive month of decline. The driver of the FICO reduction appears to be average FHA refinance FICO scores falling for the second straight month to 648. Closing rates for all loans reached their highest point, 68 percent, since Ellie Mae began tracking data in August of 2011. Florida’s Housing Market Shows Positive Gains in 2Q 2015

ORLANDO, Fla., Aug. 11, 2015 – Florida ’ s housing market reported more closed sales, higher median prices, more pending sales, and fewer days on the market during the second quarter of 2015, according to the latest housing data released by Florida Realtors ® . Closed sales of single-family homes statewide totaled 77,724 in 2Q 2015, up 15 percent over the 2Q 2014 figure. “Florida’s housing market continued its positive momentum during the second quarter, with increased demand from buyers and fewer distressed property sales,” said 2015 Florida Realtors President Andrew Barbar. “In another positive indicator, new listings for single-family homes over the three-month-period rose 4.6 percent year-over-year, while new townhouse-condo listings rose 1.6 percent.” The statewide median sales price for single-family existing homes in 2Q 2015 was $200,000, up 11.1 percent from the same time a year ago, according to data from Florida Realtors Industry Data and Analysis department in part

New York investors drive Lincoln Road pricing surge

A property investment frenzy is leading to an unprecedented surge in sale prices at Miami Beach’s Lincoln Road mall. And real estate experts believe the upward pricing trend is not going to stop anytime soon. In May, 818 Lincoln Road — home to Miami-based artist Romero Britto’s gallery — traded for $34.5 million . Montreal-based 818 Lincoln Corp. paid $4,119 a square foot for the two-story building. That deal followed the January purchase by New York-based Imperium Capital and Centurion Realty of a 10,000 square foot building at 643-657 Lincoln Road for $33 million, or about $3,300 per square foot. One broker, Ackman-Ziff principal Robert Kaplan, told The Real Deal Lincoln Road sale prices could eventually surpass $6,000 per square foot.
